PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-88-02 <br />RESOLUTION APPROVING CASE UP-87-53, HUNTINGTON LEARNING <br />CENTER <br />WHEREAS, Huntington Learning Center has applied for a conditional <br />use permit to establish a learning/tutoring center to be <br />located at 5800 Stoneridge Mall Road; and <br />WHEREAS, zoning for the property is CR (Regional Commercial - <br />Periphery) District; and <br />WHEREAS, at their duly noticed public hearing of January 13, <br />1988, the Planning Commission considered all public <br />testimony, relevant exhibits, and recommendations of the <br />City staff; and <br />WHEREAS, A. That the proposed location of the conditional use is <br />in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in which the <br />site is located. <br />The proposed use requires relatively simple physical <br />facilities in which to operate, which includes an <br />existing vacant interior space and a moderate building <br />facade. The commercial building can provide an <br />appropriate environment in which such an <br />instruction-oriented use would be compatible with <br />adjacent retail/office uses and consistent with the <br />objectives of the C-R Zoning District in which it is <br />located. <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated or <br />maintained will not be detrimental to the public health, <br />safety, or welfare, or materially injurious to <br />properties of improvements in the vicinity. <br />The proposed use should not adversely affect the <br />availability of parking spaces in the office complex, <br />and provisions for proper exterior storage of bicycles <br />should reduce potential hazards to vehicular and <br />pedestrian circulation which might otherwise occur. The <br />proposed use is to be operated entirely indoors and <br />activities should not interfere with adjacent uses. <br />Interior space improvements will be in accordance with <br />the City's Building Code. As conditioned, the proposed <br />use will not be detrimental to the public health, <br />safety, and welfare, nor will it pose a threat to <br />surrounding properties or improvements. <br />- 1 - <br />
