PLANNING COMMISSION CITY OF PLEASANTON
ALAMEDA COUNTY, CALIFORNIA
RESOLUTION NO. PC-88-02
RESOLUTION APPROVING CASE UP-87-53, HUNTINGTON LEARNING
CENTER
WHEREAS, Huntington Learning Center has applied for a conditional
use permit to establish a learning/tutoring center to be
located at 5800 Stoneridge Mall Road; and
WHEREAS, zoning for the property is CR (Regional Commercial -
Periphery) District; and
WHEREAS, at their duly noticed public hearing of January 13,
1988, the Planning Commission considered all public
testimony, relevant exhibits, and recommendations of the
City staff; and
WHEREAS, A. That the proposed location of the conditional use is
in accordance with the objectives of the zoning
ordinance and the purposes of the district in which the
site is located.
The proposed use requires relatively simple physical
facilities in which to operate, which includes an
existing vacant interior space and a moderate building
facade. The commercial building can provide an
appropriate environment in which such an
instruction-oriented use would be compatible with
adjacent retail/office uses and consistent with the
objectives of the C-R Zoning District in which it is
located.
B. That the proposed location of the conditional use
and the conditions under which it would be operated or
maintained will not be detrimental to the public health,
safety, or welfare, or materially injurious to
properties of improvements in the vicinity.
The proposed use should not adversely affect the
availability of parking spaces in the office complex,
and provisions for proper exterior storage of bicycles
should reduce potential hazards to vehicular and
pedestrian circulation which might otherwise occur. The
proposed use is to be operated entirely indoors and
activities should not interfere with adjacent uses.
Interior space improvements will be in accordance with
the City's Building Code. As conditioned, the proposed
use will not be detrimental to the public health,
safety, and welfare, nor will it pose a threat to
surrounding properties or improvements.
- 1 -
