PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-88-17 <br />RESOLUTION RECOMMENDING APPROVAL OF TIOGA CONSTRUCTION <br />COMPANY AS FILED UNDER CASE PUD-80-15-5D <br />WHEREAS, this item was referred from the City Council for a <br />report on the revised application of Tioga Construction <br />Company to rezone an approximately 3.36 acre site to PUD <br />(Planned Unit Development) - Commercial District to <br />accommodate automobile wash, service station, food mart, <br />restaurant and retail uses as permitted uses, and to <br />approve a development plan for an approximately 30,142 <br />sq. ft. mixed use commercial complex located at the <br />southeast corner of Santa Rita Road and Pimlico Drive; <br />and <br />WHEREAS, at their duly noticed public hearing of February 10, <br />1988, the Planning Commission considered all public <br />testimony, relevant exhibits, and recommendations of the <br />City staff concerning this revised proposal. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Recommends that the City Council take no action until <br />1987 traffic assumptions have been redone, new traffic <br />study prepared, and then approve only if sufficient <br />capacity is left at Pimlico and Santa Rita Road subject <br />to the following conditions: <br />1. That the development substantially conform with the <br />plans, Exhibit A, on file with the Planning <br />Department, except as modified by these conditions. <br />That the development shall be limited to the list <br />of uses on Attachment A. <br />That the applicant install an 8' tall, split-faced <br />masonry block wall to the rear of the retail <br />building. The final design of the wall shall match <br />the existing walls to each side and shall be <br />submitted for review and approval by the Planning <br />Director prior to issuance of any building permits. <br />This wall should be installed prior to the start of <br />construction on any of the on-site improvements. <br />That the design of the on-site parking and building <br />lights be submitted for review and approval of the <br />Planning Director prior to issuance of any building <br />permits. The applicant shall utilize a shoebox <br />type light fixture in order to minimize glare to <br />- 1 - <br />
