PLANNING COMMISSION <br />City of Pleasanton <br />RESOLUTION N0. 1337 <br />A resolution of the Planning Commission of <br />the City of Pleasanton, approving UP-75-7. <br />WHEREAS, the application of H. C. Elliott, Inc., for <br />a conditional use permit to allow the estab- <br />lishment of a sales office in a model home <br />complex located at 560-592 Tawny Drive, <br />Pleasanton; zoning for the property being <br />R-1-6500 (Single Family) District, has come <br />before this Commission, and <br />WHEREAS, the Planning Commission of the City of Pleas- <br />anton has held a public hearing on this ap- <br />plication and has reviewed pertinent maps, <br />drawings and documents, and has made the <br />following findings: <br />a. That the proposed location of the con- <br />ditional use is in accord with the objectives <br />of this chapter and the purposes of the dis- <br />trict in which the site is located. <br />b. That the proposed location os the con- <br />ditional use and the conditions under which <br />it would be operated or maintained will not <br />be detrimental to the public health, safety <br />or welfare, or materially injurious to the <br />properties or improvements in the vicinity. <br />c. That the proposed conditional use will <br />comply with each of the applicable provisions <br />of this chapter. <br />NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission of <br />the City of Pleasanton approves said appli- <br />cation, subject to the following condition: <br />1. That the development be exactly as shown <br />on the site plan, Exhibit A, on file with the <br />Planning Department, except that the rail fence <br />shown along the front of lots 44 through 47 be <br />no higher than 30 inches, the solid six foot <br />redwood fence not encroach into the required <br />front setback of any lot and that no parking <br />lot be constructed as part of the complex. <br />2. That approval of this use permit does not <br />constitute approval of any signing for the <br />development and that if signing is desired <br />that it be submitted to the City under separate <br />application. <br />3. That the developer submit a detailed site <br />plan showing proposed finished grading, drain- <br />age, and paving elevations for the model home <br />complex for approval by the City Engineer and <br />that he resolve the existing on-site drainage <br />problems to the satisfaction of the City Engin- <br />eer prior to the model home complex being opene <br />to the public. <br />
