PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-89-01 <br />RESOLUTION APPROVING CASE UP-88-59-ANgWELDINGCATION OF <br />UTILITY VAULT CO., INC., FOR AMERIC <br />WHEREAS, Utility Vault Co., Inc., for American Welding has <br />applied for a conditional use permit to operate a <br />vehicle and materials storage facility0 oofegoulderd at <br />the northwest corner of the intersects <br />Street and Valley Avenue; and <br />WHEREAS, zoning for the property is I-G-40,000 (General <br />Industrial) District; and <br />WHEREAS, at their duly noticed public hearing of January 11, <br />1989, the Planning Commlssion considered all public <br />testimony, relevant exhibits and recommeandtions of the <br />City staff concerning this application, <br />WHEREAS, the Planning Commission made the following findings: <br />A, That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in which <br />the site is located. <br />The special purpose of the I-G zone is to "provide <br />locations where industries that are incompatible <br />with most other land uses can operate with minimum <br />restriction and without adverse effects on other <br />uses." The storage facilityithuotherdusesbsuch as <br />aesthetically incompatible w <br />office, commercial and residential. For security <br />purposes also, the use would be a nuisance to these <br />other uses. However, due to the project location, <br />surrounded by other general industrial uses, it can <br />function without visually degradingConcretedand <br />uses. Nearby uses such as Wester <br />Best R.V. Storage provide their own on-site <br />security. Utility Vault is falthouahdnottsecured, <br />Therefore, the proposed use, 9 <br />will not adversely impact the security of <br />neighboring industrial uses. <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the <br />
