Page 2 <br />public, health safety or welfare, or materially <br />injurious to the properties or improvements in the <br />vicinity. <br />As conditioned by this use permit approval and the <br />concurrent Design Review Board approval, the <br />installation and operation of the proposed facility <br />will meet the requirements of the Building, Fire <br />and Engineering Department. Potential oil leakage <br />onto the ground and into ground water will be <br />mitigated or eliminated. Emergency vehicle access <br />will be provided per design review conditions. <br />Other on-site improvements will prevent damage to <br />Valley Avenue. <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of this chapter. <br />The proposed contractor equipment and vehicle <br />storage yard as conditioned will comply with all <br />provisions of the Municipal Code; and <br />WHEREAS, the Planning Commission determines that contractor <br />storage yards, disabled vehicle storage, and similar <br />uses are appropriate conditionally allowed used for this <br />site in the I-G District; and <br />WHEREAS, an initial study and negative declaration were prepared <br />in conjunction with this project's concurrent design <br />review (Case Z-88-409). The environmental concerns <br />relative to this use permit were considered within the <br />scope of that environmental assessment. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Approves Case UP-88-59, the application of Utility <br />Vault Co., Inc. for American Welding for a blanket <br />conditional use permit to operate a vehicle and <br />materials storage facility to be located at the <br />northwest corner of the intersection of Boulder Street <br />and Valley Avenue subject to the following conditions: <br />1. That the development of the site be substantially <br />as shown on the plans on file with the Planning <br />Department except; <br />a. as modified by the conditions of approval of <br />Case Z-88-409; <br />b. that any area utilized for the storage of <br />wrecked or disabled vehicles shall be paved <br />with asphalt and provided with an oil <br />separator device to be approved by the <br />Planning Director prior to installation. <br />
