PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO- PC.-2006-16 <br />RESOLiJT1ON APPROVING A CON DI.TION AL USE PERMIT FOR _IACK WHl"ITPORD/ <br />DEI3 CONSTRUCTION, 1NC-, AS FILED UNDER CASE PCUP-160 <br />WHEREAS, Jack Whiteford/dab Construction, Inc- has applied for a conditional use permit to <br />allow administrative offices for a general contractor within the existin€, building, <br />located at 3942 Valley Avenue, within the Valley I3usincss Park; and <br />WHEREAS, zoning for the property is PLJD--I ~P Tanned Unit Development Industri alb <br />District; and <br />WHEREAS, at its duly noticed public hearing of April 19, 2006, the Planning Commission <br />considered all public testimony, relevant exhibits, acid recommendations of the <br />City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exan~pt from the req uirenzants of the <br />California Environmental Quality Act (CF_QA); and <br />W HF REAS., the Planning Commission made the following iindings: <br />1 - "The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br />The general provisions of the L,oning Ordinance: states that pari of the objectives of <br />the ordinance are to foster a harmonious, convenient, workable relationship <br />among land uses; protect existing land uses from inharmonious influences; and <br />ensure that public a.izd privates lands ultimately era used for the purposes which era <br />the most appropriate and beneficial to the City as a whole- As conditioned, the <br />proposed use would be consi stmt with these oL~jectives. <br />The subject building is located in Valley Business Park, which is located in a <br />Pl armed lJnit Developiriant Industrial (PLJf7-I) District, and is intended to provide <br />sites for light industrial uses including manufacturing, industries engaged in <br />construction and building trades, neighborhood and support commercial users, and <br />o fF ca users- Given the small scale of the operation and its location, the proposed <br />use would be cornpati ble wish sun-ounding uses- As proposed there would be four <br />employees, infi-aquent customer visits, acid no inbound and outbound deliveries <br />occurring_ For thaw reasons, the use would not create parking or circulation <br />impacts- For the reasons stated above, this Finding can he mada- <br />
