Resolution No_ PC-2006-16 <br />Page Two <br />2_ The proposed location of the conditional use and the conditions under <br />which it would be operated or xzZaintaiued wit] not be detrimental to the <br />public health, safety, or welfare, or materially injurious to the properties or <br />inzprovexrients ixi the vicinity_ <br />The usc, as conditioned, would not be detrimer~tal to the public health, safety, or <br />welf xre, or materially injurious to properties or improvements in the vicinity_ The <br />applicant is required to receive all Building and safety Division permits for the <br />proposed, and any future, tenant in-xproven~ents_ All stora~,e would be located <br />inside the building and construction activities arc not proposed and therefore <br />would not take place outside of the tenant suite. Also, as proposed, an adeq uatc <br />number of parking spaces would be provided on-site. For the reasons stated <br />above, this finding can be mada_ <br />3. The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br />Chapter 7 8.124 of the Municipal Coda states that, because of their ~musual <br />characteristics, conditional uses require spacial consideration so tliat they niay be <br />located properly with respect to their effects on surrounding properties_ The Yi 7D <br />zoning of the subject building permits the establishment of "industries engaged in <br />the construction and building trades" subject to conditional usc permit approval_ <br />"fhe recommended conditions of approval will help to integrate the proposed usc <br />without detrimentally affecting the surrounding properties and the City in general. <br />As with any use pern-xit, this use can be suspended or revoked if the conditions arc <br />not met_ As conditioned, the general contractor usc would comply with all <br />applicable provisions of the Zoning Ordinance. For the reasons stated above, this <br />finding can be made_ <br />WI-SERFAS, the Planning ConixYxission deteni~ined that the proposed conditional usc would be <br />conipati ble with the existing uses in the area. <br />NOW, THEREFORE, THE PLANNIN <_; CJOMM1ssION OP THE CITY OF PLEASANTUIV <br />RF_sOLVES T'HF FOLLOWfN Ci: <br />Section 1. Approves Case PCUP-160, the application of Jack Whites ford/deb Construction, <br />Inc. for a conditional use permit to allow administrative off ces for a general <br />contractor within the existing building located at X942 Valley Avenue, within the <br />Valley Business Park, subject to the conditions shown in I-;xhibit B, attached <br />hereto and xriade part of this case by reference_ <br />
