PC-2005-22 <br />RESOLUTION APPROVING THE APPLICATION OF FAIRLAND INVESTMENT, INC. <br />FOR DESIGN REVIEW APPROVAL AND CONDITIONAL USE PERMIT, <br />AS FILED UNDER CASE PDR-448/PCUP-139 <br />WHEREAS, Fairland Investment, Inc_ has applied for design review approval and conditional <br />use permit fora 7,264-square-foot, full-service carwash, including a giR shop and <br />detailing services, on a 1.17-acre site located at 3595 and 3597 Utah Street- acid <br />WI-IEREAS, zoning for the property is PUD-C: (Planned Unit Development - Cotrimerci al) <br />District; and <br />WHEREAS, at its duly noticed public hearing of May 25, 2005, the Planning Cotrimission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />C7 ity staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA~; and <br />WHEREAS, the Planning Cotntrtission made the following tindings- <br />1 . "1'he proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located_ <br />The Stanley Business Park PUD development plan references the pertaitted and <br />conditionally allowed uses of the CS Service Commerci alb District, which <br />includes afull-service carwash as a conditional use. The proposed full-service <br />carwash is designed to meet the goals in a matirter making it compatible with the <br />existing and future nearby davclopmants_ The proposed full-service carwash is <br />compatible with the Pleasanton General Plan, is designed to meet the Pleasanton <br />Municipal Code and the Stanley 13 usiness Park PL7D in that the adjacent service <br />station, and is a corriplcmentary use; and the hours of operation have. been reduced <br />to meet acceptable levels-of-service.
