PLANNING COMMISSION CITY OP PLEASANTON <br />A LAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO_ PC-2005-15 <br />RFSOLUTIOIV RECOMMENDING APPROVAL OF THE APPLICATION OF <br />PAUL BERCHEM FOR PUD DEVELOPMENT PLAN APPROVAL AND THE CREATION <br />OF SITE DEVELOPMENT STANDARDS, AS FILED UNDER CJASE PUD-43 <br />WHEREAS, Paul Bercheni has applied For: (1J developinenl plan approval to demolish the <br />existing 1,628-square-foot home acid to construct a new 4,035-square-foot, <br />single-story residence at 2538 Vineyard Avenue, in the Vineyard Avenue <br />Corridor Speci tic Plan Area; and ~2~ the creation. of site development standards <br />for the subject site; and <br />WHEREAS, zoning £or the property is PUD-LDR (Planned Unit Developm eni -Low Density <br />Residenti alb District; and <br />WHEREAS, at its duly noticed public hearing of April 7, 2005, the Planning Comiriission <br />considered -all public testimony, relevant exhibits, and recommendations o£the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission determined that there ware no changes to the <br />environmental circumstances and impacts from the time that the Environmental <br />Impact Report for the Vineyard Avenue Corridor Specific Plan area was cerii£ed <br />in June 1999 that would a££ect the environmental document- and <br />WHEREAS, the Planning Commission detcr~rtined that the proposed project is appropriate for <br />the site; and. <br />WHEREAS, the Planning Coiritnission made the following findings for the PLTD development <br />plan: <br />1 _ The proposed development is in the best interests of the public health, <br />safety, and general welfare_ <br />The proposed de;veloprneni, as c;o riditioned, nzc;ets all applicable City standards <br />concerning public health, safety, aimed welfare, e_g_, vehicle access, geologic <br />hazards knot within a special studies zone), and flood hazards_ The proposed <br />development is designed to be compatible with the adjacent land uses as well as <br />the General Plan and the Vineyard Avenue Corridor Specific Plan designations <br />for this site and all other relevant policies and programs. Full public street <br />infrastructure; streets; and water, storm, and sanitary sewer lines are present to <br />serve the proposed development_ The developer would be preserving grid <br />
