PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO_ PC-2005-12 <br />RESOLUTION RECJOMMENDiNG APPROVAL OF THE APPLICATION OF DAVID <br />BOGSTAD/LOVING St CAMPOS ARCHITECTS, AND JEFF WOODS/BLAC'K MOUNTAIN <br />DEVELOPMENT, FOR A MAJOR MODIFICATION, AS F1LED UNDER CASE PUD-98-76-3M <br />WHEREAS, David Bogstad/Loving cot. Campos Architects, and JetP Woods/Black Mountain <br />D evclopinent, have applied for a major modification to an approved Plartrted Unit <br />Development development plan to modify the design guidelines and re view <br />processes for the future homes of the Mariposa Ranch development by the Callipe <br />Preserve Golf Courses, in the Happy Valley Specific Plan Area- and <br />WHEREAS, zoning for the property is PUD-GC and LDR (Planned Unit Development -Golf <br />C7ourse and Low Density Residential District; and <br />WHEREAS, at its duly noticed public hearing of March 9, 2005, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the City <br />staff concerning this application; and <br />WHEREAS, an cnvironniental review for the proposed project was undertaken with the Final <br />Enviromnental Impact Report (EI Kj for the Happy Valley Spcci fie Plan, approved. by <br />the City Council on June 16, 1998, in conformance with the standards of the <br />California Environmental Quality Act ~CEQA); and <br />Wi-IIHREAS, the proposed modification would be design guidelines and review processes and, <br />therefore, would not constitute a substantial change to the project or to the <br />circumstances under which the project is being undertaken that would involve new <br />signiFcant environmental effect or that would substantially increase the severity of <br />previously identified effects; furthermore, there is no new information of substantial <br />i n~portancc, which was unknown at the time that the Final E1R was approved by the <br />City Council regarding the project or its effects, mitigation measures, or alternatives- <br />and <br />WHEREAS, the Planning Commission determined that the proposed modi$cation would he <br />consistent with other recently approved projects in the subdivision and would not <br />alter the natural topographical features of the area- <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CTTY OF PLEASANTON <br />RESOLVES TI-IE FOLLOWIN Ci: <br />
