CITY COUNCIL OF THE CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />ORDINANCE NO. 1814 <br /> <br />AN ORDINANCE APPROVING THE PUD (PLANNED UNIT <br />DEVELOPMENT) DEVELOPMENT PLAN FOR THE <br />BERNAL PROPERTY SPECIFIC PLAN AREA <br /> <br />WHEREAS, <br /> <br />GHC Bemal Investors LLC CGHCBI") has applied for PUD (Planned Unit <br />Developmen0 Plan approval to develop approximately 745,000 square feet of <br />office development (in eight, four-story bnildmgs) and 5,000 square feet of retail <br />space on 40.5 acres; 100 apamnent units on 4.9 acres; 119 single-family detached <br />units on 12,000 square foot lots; 103 single- lhmily detached units on 6,000 square <br />lbot lots; 102 single-family detached units on 5,000 square foot lots; 101 <br />single-family detached nnits on 4,000 square foot lots; and 56 below-market-rate <br />duets scattered within the 4,000-, 5,000-, and 6,000-square foot lots; with <br />alternative locations possible based on future decisions concerning the <br />developability of portions of the Eastern Parcel; <br /> <br />WHEREAS, <br /> <br />the GHCBI PUD Plan is located on portions of the 516 + acre Bemal Property <br />Specific Plan area located on both sides ofi-680, south of Bernal Avenue, with <br />approximately 320 acres of the Specific Plan area designated as City-owned land <br />snbject to fulure City laud use decisions prior to development; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) District, Public <br /> Institutional, and PUD - Transportation Corridor: and <br /> <br />WHEREAS. at its meeting of August 9, 2000, the Planning Commission recommended approval <br /> of the GHCBI PUD Plan; and <br /> <br />WHEREAS, the project is within the Bernal Property Specific Plan area for which the City <br /> Council has previously certified an Environmental impact Report; and <br /> <br />WHEREAS, a duly noticed public heating concerning the GHCBI PUD Plan was held by the <br /> City Council on August 21, 2000; and <br /> <br />WHEREAS, <br /> <br />the City Council finds that the proposed GHCBI PUD Plan for the property is <br />consistent with the General Plan, the Bernal Property Specific Plan, and the <br />purposes of the PUD ordinance. <br /> <br /> <br />
