<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-94-25 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-94-23, THE APPLICATION OF KAREN K. CHILDS AND KAREN E. <br />AGUAYO (PLEASANTON THERAPY CENTER) <br /> <br />WHEREAS, Karen K. Childs and Karen E. Aguayo (Pleasanton Therapy <br />Center) has applied for a conditional use permit to <br />establish a therapeutic massage studio located at 30 West <br />Neal street, suite 100; and <br /> <br />WHEREAS, zoning for the property is PUD-C-O (Planned Unit <br />Development - Commercial/Office) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of May 25, 1994, the <br />Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to foster a harmonious, convenient, workable <br />relationship among land uses; protect existing land <br />uses from inharmonious influences; and to ensure <br />that public and private lands ultimately are used <br />for the purposes which are most appropriate and <br />beneficial to the City as a whole. Due to the <br />small scale and professional nature of the proposed <br />massage studio, staff feels the proposed project <br />would be consistent with these objectives. <br /> <br />The subject building is located in the Downtown <br />Revitalization District. Some purposes of the <br />Downtown Revitalization district are to deter the <br />inappropriate demolition, destruction, alteration, <br />or misuse of architecturally interesting and <br />significant structures in the Downtown, revitalize <br />the economic growth and health of and foster civic <br />pride in the Downtown, and stabilize and enhance <br />the value of property. As proposed, the massage <br />studio would not interfere with the operations of <br />the surrounding uses and would not alter the <br />approved architecture of the site.
