<br />Resolution No. PC-94-25 <br />Page 2 <br /> <br />Downtown, possibly contributing patronage to other <br />businesses. As conditioned, the proposed use would <br />be compatible with the surrounding uses and in <br />accordance with the objectives of the zoning for <br />this district. <br /> <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />The proposed massage studio would be contained <br />completely on-site. Sufficient parking and traffic <br />capacity have been provided. Professional massage <br />centers tend to be quiet and will not subject <br />surrounding uses to heavy truck traffic, hazardous <br />odors, or other objectionable influences. The <br />conditions of approval will ensure that the <br />establishment remains within the standards of all <br />applicable city codes. <br /> <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of this chapter. <br /> <br />The site's PUD zoning conditionally permits the <br />establishment of massage studios. The proposed use <br />complies with all relevant sections of the zoning <br />ordinance. Granting this conditional use permit to <br />operate a massage studio is consistent with the <br />ci ty' s ability to regulate zoning as listed in <br />Municipal Code section 18.124 "Conditional Uses". <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />conditional use, as conditioned, is appropriate for the <br />site and will be compatible with the surrounding uses. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />section 1. Approves Case UP-94-23, the application of Karen K. <br />Childs and Karen E. Aguayo (Pleasanton Therapy Center) <br />for a conditional use permit to establish a therapeutic <br />massage studio located at 30 West Neal Street, suite 100, <br />subject to the conditions shown on Exhibit "B" attached <br />hereto and made part of this case by reference. <br /> <br />,. <br />
