<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-22 <br /> <br />RESOLUTION APPROVING TRACT 6400, THE APPLICATION OF PRESLEY <br />HOMES OF NORTHERN CALIFORNIA <br /> <br />WHEREAS, Presley Homes of Northern California has applied for <br />approval to subdivide an approximately 271 acre site into <br />100 single-family lots with a minimum lot size of 15,000 <br />square feet located generally southwest of the <br />intersection of Dublin Canyon Road and Foothill Road); <br />and <br /> <br />WHEREAS, zoning for the property is PUD (Planned unit Development) <br />- Low Density Residential District; and <br /> <br />WHEREAS, at their duly noticed public hearing of March 27, 1991, <br />the Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning commission has made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />The proposed subdivision, with an overall density <br />of 0.37 units per acre is consistent with the "Low <br />Density residential" General Plan land use <br />designation of the site. The proposed map is <br />consistent overall with the approved PUD plan, <br />which was consistent with other General Plan <br />policies and programs when it was approved in June <br />1990. Although General Plan policies normally do <br />not permit homes to be built above the 670 foot <br />contour line, when the General Plan Amendment for <br />this site was processed, the City council made a <br />special provision to allow houses to be built above <br />670 feet in elevation. Thus, the 26 homes that are <br />above the 670 foot contour line are in accordance <br />with General Plan policies for this site. <br /> <br />2. The site is physically suitable for this type of <br />development and density. <br /> <br />The topography of the site is that of rolling and <br />steep-sided hills, cut by two creek systems. The <br />density of the subdivision has been reduced to <br />below that permitted by the General Plan <br />designation. This limits grading on the hillsides. <br />The street system has been limited to that <br />
