<br />PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-10 <br /> <br />RESOLUTION APPROVING TRACT 6362, THE APPLICATION OF A-M HOMES <br />FOR SUBDIVISION <br /> <br />WHEREAS, A-M Homes has applied for approval to subdivide an <br />approximately 117.94 acre parcel into 48 single-family <br />residential lots and eight remainder parcels, consisting <br />of roadways and open space areas located between Highland <br />Oaks Drive and West Las positas Boulevard (4440 Foothill <br />Road); and <br /> <br />WHEREAS, zoning for the property is PUD (Planned unit Development) <br />_ Low Density Residential, Rural Density Residential, and <br />open Space District; and <br /> <br />WHEREAS, at their duly noticed public hearing of February 27, <br />l.99l., the Planning commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning commission has made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />At a density of .41 DUlAC, this 48 unit <br />residential subdivision lies within the acceptable <br />range of the General Plan Land Use Element density <br />for the overall site (maximum of 116 units). <br />Although the project density is less than the 58 <br />unit "mid-range" density, public amenities have <br />been incorporated into the project that include the <br />recreation center and abundant open space. <br /> <br />Geologic and geotechnical hazards, primarily <br />landslides and fault shear zone, have been studied <br />by the city's reviewing geologist as to suitability <br />for development. It has been determined that <br />adequate measures (Le. landslide repairs, fault <br />setbacks, debris walls, etc.) have been included as <br />conditioned to ensure that each lot will have <br />building sites of appropriate "low" level of <br />acceptable risk. <br /> <br />_ The proposed subdivision is consistent overall <br />with the approved PUD plan, which was consistent <br />with other General Plan policies and programs when <br />it was approved in June 1990. <br /> <br />II <br /> <br />. <br />
