<br />PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-S <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-91-01 FOR PLEASANTON PLAYHOUSE <br /> <br />WHEREAS, Renee Lewis, representing Pleasanton Playhouse, has <br />applied for a conditional use permit to allow for the <br />establishment of theatrical production and rehearsal <br />facility within a portion of an existing light <br />industrial/warehouse building located at 1048 Serpentine <br />Lane; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- Industrial District; and <br /> <br />WHEREAS, at their duly noticed public hearing of February 13, <br />1991, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The Pleasanton Playhouse proposal is consistent <br />with the objectives of the zoning ordinance to <br />foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from inharmonious influences and harmful <br />intrusions, and to insure that public and private <br />lands are used for the purposes which are most <br />appropriate and beneficial to the City as a whole. <br /> <br />The subject building is located in the valley <br />Business Park which has characteristics of the <br />city's Industrial Park (I-P) zoning district. One <br />purpose of the I-P district is to provide locations <br />for uses that can operate in close proximity to <br />commercial and residential uses wit the minimum <br />adverse impacts. As proposed, the proposal will <br />not alter the exterior of the building so as to <br />detract from the high development standards within <br />the Business Park. Due to its non-peak hours of <br />operations, it will not interfere with the <br />surrounding uses' ability to operate. As <br />conditioned, the proposed use will be compatible <br />with adjacent industrial park users. The applicant <br /> <br />- <br />
