<br />PLANNING COMMISSION OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNJ:A <br /> <br />RESOLUTION NO. PC-93-24 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />PRUDENTIAL INSURANCE COMPANY FOR A MAJOR MODIFICATION TO <br />THE GOVERNING HACJ:ENDA BUSINESS PARK PLANNED UNIT <br />DEVELOPMENT AS FJ:LED UNDER CASE PUD-81-30-27M/PUD-85-8-9M <br /> <br />WHEREAS, Prudential Insurance Company has applied for a major <br />modification to the governing Hacienda Business Park <br />PUD's to: 1) modify the site development standards <br />contained within Table B-1 of the Park's Design <br />Guidelines to increase the flexibility of the building <br />type constructed on any lot and to reduce the off-street <br />parking requirement; 2) change the land use designation <br />for about 130 acres to allow either office or commercial <br />uses; 3) change certain conditions of Ordinance No. 1325 <br />to modify the traffic requirements for future development <br />proposals; and 4) modify the existing development <br />agreements to provide for the proposed changes, reserve <br />sewage capacity, and provide for other infrastructure. <br />The proposed project would involve 30 separate lots <br />located within the Hacienda Business Park; and <br /> <br />WHEREAS, zoning for the property is PUD-I/C-O (Planned Unit <br />Development - Industrial/Commercial and Office); and <br /> <br />WHEREAS, at their duly noticed public hearing of May 12, 1993, the <br />Planning Commission, after considering all public <br />testimony, relevant exhibits, and recommendations of the <br />City staff concerning this proposal, recommended approval <br />of the proposed negative declaration prepared for the <br />proposed modification; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The proposed project amends a previously approved <br />master planned business park, the Hacienda Business <br />Park. The reduction of permitted floor area at the <br />Park will reduce vehicular traffic, noise, and auto <br />emissions. Potentially increased commercial <br />acreage is conditioned to avoid increased traffic <br />and to avoid negative impacts on the existing Val <br />vista Center. <br />
