The plan is consistent with the City's General <br />Plan: <br /> <br />The proposed project is consistent with the <br />previously approved PUD development plan and the <br />city's General Plan. The reduction in permitted <br />floor area will maintain General Plan traffic <br />standards. In addition, the reduction of floor <br />area will reduce the total number of employees <br />within the Park, thus promoting a more even <br />jObs/housing balance Citywide. <br /> <br />3. <br /> <br />The plan is compatible with previously <br />properties in the vicinity and the <br />topographic features of the site: <br /> <br />developed <br />natural, <br /> <br />The reduction of floor area will reduce the <br />development potential of the vacant lots to that <br />which more closely resembles the development which <br />has taken place within the Park. Development will <br />still be required to be consistent with the <br />Hacienda Business Park Design Guidelines to ensure <br />that development is compatible with the surrounding <br />properties in terms of architectural design and <br />site planning. <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />Impacts to the environment due to grading will be <br />minimal as there are no noteworthy topographic <br />features on the sites in question nor problematic <br />geologic/geotechnical or hydrologic issues. <br />standard erosion control methods would be employed <br />during grading and construction as required by the <br />City'S ordinances and standard conditions of <br />development. <br /> <br />5. <br /> <br />The streets <br />located to <br />landscape: <br /> <br />The placement of streets within the Park will not <br />be affected by the proposed project.
