<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALJ:FORNJ:A <br /> <br />RESOLUTION NO. PC-93-20 <br /> <br />RESOLUTJ:ON APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-93-l9 FOR DAZZLE N' DANCE STUDIO/KATHERINE FERRUCI <br /> <br />WHEREAS, Katherine Ferruci has applied for a conditional use <br />permit to establish a ballroom/swing/country and western <br />dance studio in an existing building located at 163 West <br />Neal street; and <br /> <br />WHEREAS, zoning for the property is C-C (Central Commercial) <br />District; Downtown Revitalization District, Core Overlay <br />District; and <br /> <br />WHEREAS, at their duly noticed public hearing of May 12, 1993, the <br />Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Downtown Pleasanton is zoned for "Central <br />commercial"-type uses, which include conditional <br />uses such as dance and music studios, provided that <br />it can be found that such uses will not generate <br />adverse impacts on surrounding properties and <br />businesses. The use also would be consistent with <br />the objectives for Downtown to include uses which <br />offer a variety of services to the community. <br /> <br />The proposed dance studio provides ballroom, swing, <br />and country and western instruction that would be <br />available to the city residents working in or <br />living near the Downtown. The dance studio would <br />be constructed and operated in a manner making it <br />compatible with the other Office/retail/restaurant <br />businesses in the Downtown. Other retail and <br />restaurant businesses in the Downtown could <br />potentially benefit from the presence of the dance <br />studio in that they, especially the restaurants, <br />offer merchandise and/or services that would appeal <br />to the dance students. <br />
