<br />PLANNING COMMISSION CITY OP PLEASANTON <br />ALAMEDA COUNTY, CALIPORNIA <br /> <br />RESOLUTION NO. PC-93-19 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS PILED UNDER <br />CASE UP-93-l1 FOR DAVID BOHLKE <br /> <br />WHEREAS, David Bohlke has applied for a conditional use permit to <br />establish a karate school within a portion of an existing <br />commercial building located at 4341 Railroad Avenue; and <br /> <br />WHEREAS, zoning for the property is C-C (Central Commercial) - <br />Core Area Overlay District, Downtown Revitalization <br />District; and <br /> <br />WHEREAS, at their duly noticed public hearing of April 28, 1993, <br />the Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Downtown Pleasanton is zoned for "Central <br />Commercial II-type uses, which include conditional <br />uses such as dance and music studios and, by <br />interpretation, martial arts studios, as long as it <br />can be found that such uses will not generate <br />adverse impacts on surrounding properties and <br />businesses. The use also would be consistent with <br />the objectives for Downtown to include uses which <br />offer a variety of services to the community. <br /> <br />The proposed karate studio provides a physical <br />conditioning service and lessons which would be <br />available to residents in and around the Downtown <br />area. The building would be improved and the <br />studio operated in such a manner as to be <br />compatible with the other tenant(s) in the <br />building, with nearby Downtown businesses and with <br />nearby residential units. Other businesses in the <br />Downtown area potentially could benefit from the <br />presence of the karate studio in that they offer <br />merchandise and services that could appeal to the <br />karate students or their parents who may linger to <br />shop Downtown on a Saturday. Downtown restaurants <br />could benefit as parents may take advantage of the <br />1.5-hour long classes to eat dinner "out". <br />
