PC-93-14 <br /> <br />RESOLUTJ:ON APPROVJ:NG A CONDJ:TJ:ONAL USE PERMIT AS FJ:LED UNDER <br />CASE UP-93-10 FOR YELLOW CAB COMPANY OF TRI-VALLEY <br /> <br />WHEREAS, Yellow Cab Company of Tri-valley has applied for a <br />conditional use permit to operate a 24-hour taxicab <br />dispatch station from the existing building located at <br />3596 Utah street; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- Commercial District; and <br /> <br />WHEREAS, at their duly noticed public hearing of March 24, 1993, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from inharmonious influences and harmful <br />intrusions, and to insure that public and private <br />lands ultimately are used for the purposes which <br />are most appropriate and beneficial to the City as <br />a whole. As conditioned, the proposed use would <br />provide a beneficial service to the community and <br />would not be inharmonious with the existing land <br />uses, most of which are service commercial. <br /> <br />The subject site is located within a PUD zoning <br />district which has the characteristics of the <br />City's (C-S) Service Commercial district. The <br />purpose of the service commercial district is to <br />provide locations for uses that normally require <br />relatively large sites with off-street parking, <br />attract little or no pedestrian traffic, and have <br />features that are incompatible with other <br />commercial districts. As conditioned, the proposed <br />use would be compatible with the other automobile- <br />related uses on the site and within the immediate <br />area and finds the proposed uses to be in keeping <br />with purposes of the C-S district. <br />
