That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />Automobile-related uses are common within stanley <br />Business Park. As conditioned, the operation of <br />the taxicab dispatch station would not be <br />detrimental to the public health, safety, or <br />welfare. The minor servicing of the taxicabs would <br />be conducted within an enclosed building, SUbject <br />to the regulations of the city's Hazardous <br />Materials storage Ordinance. with conditions <br />regulating the applicant's vehicle numbers, <br />parking, and outdoor uses, the proposed use can be <br />accommodated without adverse impacts on the other <br />uses in the general vicinity. The applicant can <br />also be required to mitigate future nuisances as a <br />result of the proposed use. <br /> <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of the zoning <br />ordinance. <br /> <br />Chapter 18.124 of the Municipal Code (Conditional <br />Uses) states that, because of their unusual <br />characteristics, conditional uses require special <br />consideration so that they may be located properly <br />with respect to their effects on surrounding <br />properties. The applicant's proposed business <br />operation and staff's proposed conditions of <br />approval can integrate the proposed use without <br />detrimentally affecting the surrounding properties <br />or the city in general. The proposed use will also <br />comply with all provisions and requirements of the <br />City's zoning ordinance. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the california Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />conditional use, as conditioned, is appropriate for the <br />site. <br /> <br />.. ." <br /> <br />. <br />
