PC-93-11 <br /> <br />RESOLUTXON APPROVXNG A CONDXTXONAL USE PERMXT AS FXLED UNDER <br />CASE UP-93-7 FOR BARRY PRIES <br /> <br />WHEREAS, Barry Pries has applied for a conditional use permit to <br />allow used car sales and interior storage of towed <br />vehicles at the existing Santa Rita Towing business <br />located at 3687 Old Santa Rita Road, suite 17; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />_ commercial/Office District; and <br /> <br />WHEREAS, at their duly noticed public hearing of February 24, <br />1993, the Planning commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from inharmonious influences and harmful <br />intrusions, and to insure that public and private <br />lands ultimately are used for the purposes which <br />are most appropriate and beneficial to the City as <br />a whole. As conditioned, the proposed uses would <br />provide beneficial services to the community, and <br />would not be inharmonious with the existing land <br />uses, most of which are service commercial. <br /> <br />The subject site is located within a PUD zoning <br />district which has the characteristics of the <br />city's (C-S) Service Commercial district. The <br />purpose of the service commercial district is to <br />provide locations for uses that normally require <br />relatively large sites with off-street parking, <br />attract little or no pedestrian traffic, and have <br />features that are incompatible with other <br />commercial districts. As conditioned, the proposed <br />uses would be compatible with the other automobile- <br />related uses on the site and within the immediate <br />area, and finds the proposed uses to be in keeping <br />with purposes of the C-S district. <br /> <br />.. ., . <br />
