<br />PLANNXNG COMKXSSXON CXTY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALXFORNXA <br /> <br />RESOLUTXON NO. PC-93-06 <br /> <br />RESOLUTXON APPROVING VESTING TENTATXVE TRACT MAP 6593, THE <br />APPLXCATION OF CCG JOINT VENTURE <br /> <br />WHEREAS, CCG Joint Venture has applied for a vesting tentative map <br />to allow the subdivision of an approximately 76.5 acre <br />site into 295 residential lots (single-family detached <br />and townhouse) and 18 common parcels, inclUding a 5-acre <br />elementary school site, a 5-acre public park site, and a <br />16.9-acre remainder lot located generally at the <br />northernmost end of Martin Avenue south of the Arroyo <br />Mocho and easterly of the easternmost terminus of <br />stoneridge Drive; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- LDR, MDR, and PI (Low Density Residential, Medium <br />Density Residential, and PUblic/Institutional) District; <br />and <br /> <br />WHEREAS, at their duly noticed public hearing of January 27, 1993, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the environmental issues related to this project were <br />evaluated in conjunction with the stoneridge Drive <br />specific Plan EIR for the previously approved PUD <br />development plan, and mitigation measures required of the <br />project by the EIR are incorporated in the PUD <br />development plan and conditions of approval; therefore, <br />no additional environmental review or documentation is <br />necessary; and <br /> <br />WHEREAS, the planning Commission made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />The proposed subdivision consists of 295 of the 390 <br />lots approved under PUD-91-11 and PUD-92-4 for the <br />overall project site. Additionally, the <br />subdivision sets aside land for a public school <br />site, neighborhood park, linear park along the <br />Arroyo Mocho, and pUblic/institutional uses. Being <br />within the number of units approved for the PUD, <br />the proposed project conforms to the stoneridge <br />Drive specific Plan's Low Density Residential (<2 <br />du/ac), Medium Density Residential (2-8 du/ac), and <br />public/institutional land use designations and, <br /> <br />.. . r . <br />
