<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALXFORNrA <br /> <br />RESOLUTION NO. PC-93-0S <br /> <br />RESOLUTXON APPROVXNG VESTXNG TENTATXVE TRACT MAP 6601, THE <br />APPLICATION OF PLEASANTON ROTARY NORTH/CITY OF PLEASANTON <br /> <br />WHEREAS, Pleasanton Rotary North and the City of Pleasanton have <br />applied for a vesting tentative map to allow the <br />subdivision of an approximately 0.53 acre site (Rotary <br />Commons) into seven townhouse lots ranging in size from <br />approximately 2,800 to 3,900 square feet located at the <br />southeast corner of Palomino Drive and Concord street; <br />and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- HDR (High Density Residential) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of January 27, 1993, <br />the Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, a Negative Declaration for this project was adopted in <br />conjunction with the PUD rezoning and development plan <br />approval (PUD-92-08) for this project in November 1992; <br />therefore, no additional environmental review or <br />documentation is necessary; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />The land use element of the City'S General Plan <br />designates the subject site "High Density <br />Residential" . The proposed tentative map, which <br />reflects an overall density of 12.5 units per acre, <br />is consistent with this land use designation. The <br />PUD requirement to sell all seven of the units at <br />affordable prices meets the intent of General Plan <br />Housing Element policies regarding housing <br />affordability. The proposed tentative map is <br />consistent with the approved PUD development plan <br />(PUD-92-8) and with other relevant General Plan <br />policies. <br /> <br />2. The site is physically sui table for this type of <br />development and density. <br /> <br />The seven townhomes would be surrounded by existing <br />residential development of higher densities <br />
