<br />PLANNXNG COMKXSSION OF THE CXTY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALJ:FORNJ:A <br /> <br />RESOLUTION NO. PC-93-04 <br /> <br />RESOLUTXON RECOMKENDXNG APPROVAL OF CASE PUD-90-12, THE <br />APPLICATION OF DAVID C. JONES <br /> <br />WHEREAS, David Jones has applied for Planned unit Development <br />(PUD) approval to rezone a one acre parcel from the <br />Agricultural zoning district to the PUD - MDR (Medium <br />Density Residential) District and for Planned unit <br />Development development plan approval over 3Z acres (2 <br />existing parcels) of land for a nine-unit single-family <br />residential development located at 1605 Rose Avenue; and <br /> <br />WHEREAS, zoning for the property is AgriCUltural District; and <br /> <br />WHEREAS, at their duly noticed public hearing of January 13, 1993, <br />the planning commission, after considering all public <br />testimony, relevant exhibits, and recommendations of the <br />City staff concerning this proposal, recommended approval <br />of the proposed negative declaration for Case PUD-90-12; <br />and <br /> <br />WHEREAS, the Planning commission makes the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The proposed proj ect, as condi tioned, would be <br />consistent with all applicable City standards <br />concerning public health, safety, and welfare. The <br />applicant will contribute to master planned <br />infrastructure improvements which are needed in <br />order to ensure adequate circulation, water, sewer, <br />and other infrastructure requirements in accordance <br />with General Plan standards. <br /> <br />2. The plan is consistent with the City's General <br />Plan: <br /> <br />While the project is within the acceptable range <br />for PUD-MDR (Medium Density Residential) projects <br />of 2-8 units/acre, limitations in water, sewer, <br />access, and storm drain infrastructure improvements <br />create the need to develop the area at the lower <br />end of the General Plan range. In addition, <br />developing the property at the lower end of the <br />density range will preserve the rural character of <br />the area. The project at 3 d.u.'s/acre is at the <br />lower end of the General Plan range, thus the 9-lot <br />proposal is consistent with the city's policy <br />
