<br />Resolution No. PC-93-04 <br />Page 2 <br /> <br />direction expressed at the time the Medium Density <br />Residential General Plan designation was adopted. <br />In addition, the project has been required to <br />contribute to the necessary infrastructure <br />improvements to meet General Plan standards. <br /> <br />3. <br /> <br />The plan is compatible with previously <br />properties in the vicinity and the <br />topographic features of the site: <br /> <br />developed <br />natural, <br /> <br />Throughout the design of this infill project, much <br />consideration has been given to minimizing any <br />potential impacts on the adjacent residential <br />developments. The project has been designed so <br />that future homes would promote the rural ambience <br />of the area and respect the privacy of the <br />surrounding development. In addition, by requiring <br />a soundwall and disclosure statement, the project <br />will be compatible with the adjacent uses on the <br />Fairground. <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />Subsequent grading of the site would be limited. <br />The proposed design guidelines specify that <br />subsequent development shall minimize grading to <br />the greatest extent possible. Final grading <br />requirements which may be necessary to accommodate <br />future homes will be subject to design review <br />approval to ensure compliance with this condition. <br />All of the project improvement plans will be <br />reviewed and approved by the City for their <br />compliance to standard soil erosion control <br />practices. <br /> <br />5. <br /> <br />The streets <br />located to <br />landscape: <br /> <br />and buildings have been designed and <br />complement the natural terrain and <br /> <br />The proposed lotting pattern has been designed to <br />make best use of the site for the 9 lots. The <br />subject site is relatively flat and existing <br />vegetation is limited. While a number of trees <br />will be removed, the conditions of approval require <br />that tree removal be minimized and that additional <br />trees of similar quality be installed to replace <br />the trees that are removed.
