PLANNING COMMISSION CITY OP PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-92-ll

RESOLUTION APPROVING TENTATIVE TRACT MAP 6502, THE APPLICATION
OF SUNCREST TOWNHOMES/SUNWEST HORIZON, INC.

WHEREAS, Suncrest Townhomes/sunwest Horizon, Inc. has applied for
a vesting tentative map to allow the subdivision of an
approximately 2.16 acre site into 28 parcels (27 attached
single family dwelling lots and one common open space
lot) located generally east of the Old Santa Rita
Road/Santa Rita Road street intersection (3374-3442 Santa
Rita Road); and

WHEREAS, zoning for the property is PUD (Planned Unit Development)
- High Density Residential District; and

WHEREAS, at their duly noticed public hearing of February 12,
1992, the Planning Commission considered all public
testimony, relevant exhibits and recommendations of the
city staff concerning this application; and

WHEREAS, a Negative Declaration of Environmental Impact was
prepared for this project prior to its review and
approval by the city council in March, 1991, and at that
time, the Council determined that the project would not
have any potentially significant adverse impacts on the
environment; and

WHEREAS, the Planning commission made the following findings:

1. The proposed map is consistent with the General
Plan.

The construction of the 27 units on the 2.3 acre
site would result in a gross project density of
approximately 11.7 units per acre. This density is
within the General Plan's High Density Residential
land use designation (8+ units per acre) for the
property. The proposed project would also be
consistent with other General Plan policies
encouraging infill development and the promotion of
a variety of housing types, including units which
are moderately priced.

2. The site is physically suitable for this type of
development and density.

The site is primarily flat, with little variation
in topography. There are no natural water courses
or woodlands which make this site unsuitable for
