PC-92-8 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A MAJOR MODIFICATION AS <br />FILED UNDER CASE PUD-87-ll-1M, THE APPLICATION OF GUARANTY RV <br />CENTERS <br /> <br />WHEREAS, Guaranty RV Centers has applied for a major modification <br />to an approved Planned Unit Development for Budget Car <br />Sales and Rental to allow the display and sales of <br />recreational vehicles (RV's) and related sign changes to <br />the site located at 4011 pimlico Drive; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- Commercial District; and <br /> <br />WHEREAS, at their duly noticed hearing of January 8, 1992, the <br />Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, the Planning commission made the following PUD findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The site can accommodate the RV's without <br />modifications to the parking and circulation areas. <br />If conditioned as proposed (prohibiting test-drives <br />through the adjacent residential neighborhood; <br />limiting the total number of vehicles which can be <br />stored on the site at one time), the modification <br />would not have a negative impact on the public <br />health, safety, and welfare. <br /> <br />2. The plan is consistent with the City's General <br />Plan: <br /> <br />The subject property is designated for "Retail, <br />Highway, and Service Commercial" uses in the <br />General Plan. The proposed use is consistent with <br />this designation. If conditioned as proposed, the <br />use would operate in such a way as to have a <br />minimal impact on surrounding uses, both <br />residential and non-residential. <br />
