<br />3. <br /> <br />The plan is compatible with previously <br />properties in the vicinity and the <br />topographic features of the site: <br /> <br />developed <br />natural, <br /> <br />The subject site is flat. No physical changes to <br />the site are proposed. As discussed in this <br />report, the proposed sale of RV's would not differ <br />considerably in nature from the existing auto sales <br />and rental use. <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />The site has already been graded and improved, and <br />no physical changes are proposed as part of this <br />application. <br /> <br />5. <br /> <br />The streets <br />located to <br />landscape: <br /> <br />and buildings have been designed and <br />complement the natural terrain and <br /> <br />The site improvements were all installed as part of <br />the original, approved planned unit development. <br /> <br />6. The adequate public safety measures have been <br />incorporated into the design of the plan: <br /> <br />As stated in No. 1 above, the site can safely <br />accommodate RV storage and circulation. Conditions <br />prohibiting test-drives through the adjacent <br />residential neighborhood and limiting the total <br />number of vehicles which can be stored on the site <br />should further protect the public safety. <br /> <br />7. The plan conforms to the purposes of the PUD <br />District: <br /> <br />One of the purposes of the PUD District is to <br />accommodate changing market conditions and <br />community desires. The business would benefit from <br />its relationship with the RV show conducted twice <br />each year at the Alameda County Fairgrounds. In <br />addition, the proposed modification would allow a <br />business which is currently lacking in Pleasanton. <br /> <br />WHEREAS, the Planning Commission finds the proposed modification <br />appropriate for the site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />
