PC-92-7 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-91-14, THE <br />APPLICATION OF CHRIS BERATLIS <br /> <br />WHEREAS, Chris Beratlis has applied for planned unit development <br />(PUD) rezoning and development plan approval for a 15- <br />lot, single-family residential development on an <br />approximately 8.9 acre site located at 10 Beratlis Place <br />(north of Crellin Road); and <br /> <br />WHEREAS, zoning for the property is A (Agriculture) District; and <br /> <br />WHEREAS, at their duly noticed hearing of January 8, 1992, the <br />Planning Commission, after considering all public <br />testimony, relevant exhibits, and recommendations of the <br />city staff concerning this proposal, recommended approval <br />of the proposed negative declaration for Case PUD-91-14; <br />and <br /> <br />WHEREAS, the planning commission makes the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The proposed subdivision would meet City standards <br />for street and utility design. The project <br />incorporates numerous on-site and off-site <br />mitigation measures designed to offset the impacts <br />of the proposed development on surrounding <br />properties (including landscaping, irrigation, and <br />specific grading restrictions). <br /> <br />2. The plan is consistent with the city's General <br />Plan: <br /> <br />The proposed project, as conditioned, conforms to <br />the General Plan standards for density and site <br />development. The project would be consistent with <br />the "low density residential" land use designation <br />for the property. The proposed gross density (1.7 <br />units per acre) would be slightly more than the <br />mid-point of 1 unit per acre on which General Plan <br />buildout is based. The density is offset by the <br />numerous mitigations incorporated in the plan. <br /> <br />3. <br /> <br />The plan is compatible with previously <br />properties in the vicinity and the <br />topographic features of the site: <br /> <br />developed <br />natural, <br />
