<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2004-01 0 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF NOEL REMIGIO FOR <br />CONDITIONAL USE PERMIT APPROVAL, AS FILED UNDER CASE PCUP-I 04 <br /> <br />WHEREAS, Noel Remigio has applied for conditional use permit approval to operate an <br />indoor volleyball training facility within an existing building located at <br />500 Boulder Court; and <br /> <br />WHEREAS, zoning for the property is I-G-40,000 (General Industrial) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of January 28, 2004, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Objectives of the zoning ordinance include fostering a harmonious, convenient, <br />workable relationship among land uses; protecting existing land use from <br />inharmonious influences and harmful intrusions; and insuring that public and <br />private lands ultimately are used for the purposes which are most appropriate and <br />beneficial to the City as a whole. <br /> <br />The proposed facility is an indoor training facility to be used by the youth who are <br />currently competing in a club sport and is for those who want to improve their <br />skills. All activities associated with the use would be confined inside the <br />building. In the past, the City has approved similar uses which have been <br />operating on the adjacent parcel for two years without any land use conflict with <br />other businesses in the surrounding area. The proposed indoor volleyball training <br />facility would be consistent with the above-cited objectives. <br /> <br />The subject site is zoned I-G-40,000 (General Industrial) District, which has a mix <br />of light industrial/office/warehouse uses. The operation of the proposed indoor <br />volleyball training facility would not interfere with surrounding businesses' <br />ability to operate. The anticipated number of coaches, players, and parents will <br /> <br />I I <br />
