<br />Resolution No. PC-2004-10 <br />Page Two <br /> <br />not generate any unusual demands on the existing parking for this industrial area <br />or the surrounding properties, as surplus parking spaces are currently available on <br />the subject site. Furthermore, the applicant will be required to mitigate any <br />nuisances that may occur as a result of the proposed indoor volleyball training <br />facility. Therefore, this finding can be made. <br /> <br />2. The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br /> <br />The proposed indoor volleyball training facility is small in scale when compared <br />to other recreation facilities in town. Based on the proposal, its operation would <br />be compatible with other uses in the same zoning district, as its operation would <br />be confined inside the building. In addition, the subject facility is approximately <br />500 feet from the nearest residential property in the California Reflections <br />neighborhood. Adequate and safe ingress and egress into and out of the site, <br />sufficient on-site parking, indoor practice, and the lack of competitions or <br />exhibition games would make the proposed use suitable for the subject site. <br />Conditions have been included that would require the applicant to specify its <br />parking area to avoid future conflict with other tenants. Therefore, this finding <br />can be made. <br /> <br />3. The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br /> <br />The I-G zoning district conditionally permits the establishment of a recreation <br />facility, and the proposed indoor volleyball training facility is considered a <br />recreational use. Granting a conditional use permit would be consistent with the <br />City's ability to regulate related zoning regulations. Therefore, this finding can be <br />made. <br /> <br />WHEREAS, the Planning Commission determined that the proposed conditional use would be <br />compatible with the existing uses in the area. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case PCUP-I04, the application of Noel Remigio for conditional use <br />permit approval to operate an indoor volleyball training facility within an existing <br />building located at 500 Boulder Court, subject to the conditions shown in <br />Exhibit "B," attached hereto and made part of this case by reference. <br />
