<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-20 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF JUDY <br />BACKER GRAY FOR PLANNED UNIT DEVELOPMENT, AS FILED UNDER CASE <br />PUD-96-04 <br /> <br />WHEREAS, Judy Backer Gray has applied for Planned Unit Development (PUD) development <br />plan approval to allow the subdivision of a 6.61 :t acre parcel into a 0.81:t acre <br />parcel, a 1.18 :t acre parcel, and a 4.62 :t acre remainder parcel located at 530 <br />Sycamore Road; and <br /> <br />WHEREAS, zoning for the property is PUD-LDR/ A (Planned Unit Development - Low <br />Density Residential/Agriculture) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of April 10, 1996, the Planning Commission, <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, an Environmental Impact Report (EIR) was prepared and certified for the North <br />Sycamore Specific Plan; therefore, no additional environmental document was <br />prepared for this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The plan is in the best interests of the public health, safety, and general welfare. <br /> <br />The proposed project, as conditioned, meets all applicable City standards <br />concerning public health, safety, and welfare, e.g. vehicle access, geologic <br />hazards (not within a special studies zone), and flood hazards (not within a flood <br />zone). The proposed development is designed to be compatible with the adjacent <br />land uses, as well as the General Plan and North Sycamore Specific Plan <br />designations for this site and all other relevant policies and programs. The project <br />has developed a phasing plan which would allow for the future subdivision ofthe <br />property without negatively impacting the infrastructure design parameters <br />contained with in the North Sycamore Specific Plan. A funding mechanism for <br />future improvements is an integral part of this development plan, and interim use <br />of the property is a status quo situation. <br />
