PC-97-25 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF TODD FUJINAGAlBONF ARE <br />MARKET FOR A CONDITIONAL USE PERMIT, AS FILED UNDER CASE <br />UP-97-03 <br /> <br />WHEREAS, Todd FujinagaIBonfare Market has applied for a conditional use permit to <br />establish a convenience market, Bonfare Market, in an approximately 3,100 <br />square foot tenant space located at the Vintage Hills Shopping Center (3550 <br />Bernal Avenue, Suite 110); and <br /> <br />WHEREAS, zoning for the property is PUD - CoN (Planned Unit Development - <br />Neighborhood Commercial) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of March 12, 1997, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are to: foster a harmonious, <br />convenient, workable relationship among land uses, protect existing land uses <br />from inharmonious influences and harmful intrusions, and to insure that public <br />and private lands ultimately are used for the purposes which are most appropriate <br />and beneficial to the City as a whole. Based on the applicant's statement of <br />operations and the proposed conditions of approval, the proposed convenience <br />market would be consistent with these objectives. <br /> <br />The site of the proposed use is located within a PUD-C-N district. One of the <br />purposes ofthe CoN (Neighborhood Commercial) District is to provide <br />appropriately located areas for retail stores, offices, and personal service <br />establishments patronized primarily by residents of the immediate area. The <br />proposed convenience market would provide a quick and convenient way for the <br />surrounding neighbors to pick up a few items since the larger supermarkets are <br />not nearby. Furthermore, in that the shopping center has been struggling in past <br />years, this use may help draw more customers here, making the rest of the retail <br />uses successful. The use permit for the convenience market is, therefore, in <br />accordance with the objectives of the zoning district in which the site is located. <br />
