<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-22 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF THE VALLEY COMMUNITY <br />CHURCH FOR DESIGN REVIEW AND A CONDITIONAL USE PERMIT, AS FILED <br />UNDER CASE Z-96-275/UP-97-05 <br /> <br />WHEREAS, the Valley Community Church has applied for design review approval to modifY <br />the Valley Community Church Master Plan to allow construction of an <br />approximately 23,438 square foot, two-story sanctuary and educational building <br />and related site improvements, and a modification to the existing conditional use <br />permit for the Valley Community Church's Master Plan to increase the total <br />building area for the site from approximately 36,875 square feet to approximately <br />41,813 square feet (which includes the existing building area plus the proposed <br />23,438 square foot sanctuary and educational building and a future 7,200 square <br />foot educational building) located at 4455 Del Valle Parkway; and <br /> <br />WHEREAS, zoning for the property is P (Public and Institutional) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of February 26,1997, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The subject church property is zoned "P" (Public and Institutional) <br />District. One purpose of the Public and Institutional district is to provide <br />for the orderly establishment of public or quasi-public facilities, and <br />expansion of their operations. The proposed church expansion would <br />meet this zoning district purpose. <br /> <br />Some of the objectives of the zoning ordinance are to: foster a <br />harmonious, convenient, workable relationship among land uses, protect <br />existing land uses from inharmonious influences and harmful intrusions, <br />promote a safe, effective traffic circulation system, and to ensure that <br />public and private lands ultimately are used for the purposes which are <br />most appropriate and beneficial to the City as a whole. As conditioned, <br />the proposed church expansion would be consistent with these objectives. <br />
