A restaurant
serving alcohol past 11 p.m. requires Planning Commission review and approval of a CUP. As
such, the CUP application is before the Planning Commission for consideration. As proposed
and conditioned, staff believes this use is consistent with the objectives of the Specific Plan,
Downtown Hospitality Guidelines and zoning district and will be compatible with the
d setback from Dale Way and
setback from Sycamore Road to be greater than 70 feet, a smaller building pad and a visual
representing the massing of the house and which gives an actual depiction of what can be
constructed on the lot. She proposed an amenity of$100,000 per extra home to be used by for
bicycle and trail improvements to connect to the Sycamore area over time.
Planning Commission Minutes Page 12 of 13 January 22, 2020
the visual demonstrated
during the presentation.
Planning Commission Minutes Page 11 of 13 January 22, 2020
Page 10 of 13 January 22, 2020
operty and referenced the size of the lots and homes
near the proposed project.
