PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2003-07 <br />RESOLUTION APPROVING THE APPLICATION OF THE PHARMACY <br />TECHNICIAN INSTITUTE FOR CONDITIONAL USE PERMIT APPROVAL, <br />AS FILED UNDER CASE PCUP-70 <br />WHEREAS, the Pharmacy Technician Institute has applied for a conditional use permit <br />to operate a phazmacy technician school within an existing office building <br />located at 4234 Hacienda Drive, Suite 165; and <br />WHEREAS, zoning for the property is PUD-I/C-O (Planned Unit Development - <br />Industrial/Commercial-Office) District; and <br />WHEREAS, at its duly noticed public hearing of February 26, 2003, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of <br />the California Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br />The zoning for the Hacienda Business Park is PUD-I-C/O (Planned Unit <br />Development-Industrial-Commercial/Office). The permitted uses for the <br />site are those of the IPD (Reseazch and DevelopmenULight <br />Manufacturing) District, which was modified in 1995 to allow private <br />schools and colleges as a conditionally permitted use. The subject <br />location has been set aside to provide space for uses such as the proposed <br />training center. As conditioned, the proposed use would be compatible <br />with the surrounding land uses and would provide a service for the <br />community and the Hacienda Business Park. <br />The proposed location of the conditional use and the conditions <br />under which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfare, or materially <br />injurious to the properties or improvements in the vicinity. <br />
