Resolution No. PC-2003-07 <br />Page 2 <br />All of the operations of the proposed school would be conducted within an <br />existing building. The use would produce only a low volume of noise <br />similaz to that generated by other uses in the building. Sufficient pazking <br />exists on the site to accommodate the proposed school, the existing <br />tenants, and any future tenants on the site. As conditioned, the proposed <br />operation would meet the occupancy requirements of the Uniform <br />Building Code. No hazardous materials or pharmaceuticals would be used <br />or stored on site. <br />3. The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br />Chapter 18.124 of the Municipal Code (Conditional Uses) states that, <br />because of their unusual characteristics, conditional uses require special <br />consideration so that they may be located properly with respect to their <br />effects on surrounding properties. The applicant's business operation and the <br />proposed conditions of approval would integrate the use without <br />detrimentally affecting the surrounding properties or the City in general and <br />would keep the use in compliance with each of the applicable provisions of <br />the Zoning Ordinance. <br />WHEREAS, the Planning Commission determined that the proposed conditional use <br />would be compatible with the other tenants in the building and on the subject <br />site. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PCUP-70, the application of the Pharmacy Technician <br />Institute for a conditional use permit to operate a pharmacy technician school <br />within an existing office building located at 4234 Hacienda Drive, Suite 165, <br />subject to the conditions shown in Exhibit "B," attached hereto and made part <br />of this case by reference. <br />Section 2. This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />THIS RESOLUTION ADOPTED BY THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON ON THE 26TH DAY OF FEBRUARY 2003 BY THE FOLLOWING <br />VOTE: <br />AYES: Commissioners Arkin, Kameny, Maas, Roberts, and Sullivan <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />
