THE CITY OF <br />PLEt1SANTON. <br />CITY COUNCIL AGENDA REPORT <br />8 <br />November 7, 2017 <br />Engineering <br />TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS, AND <br />SUBDIVISION AGREEMENT FOR TRACT 8326 LOCATED AT 536 AND <br />550 ST. JOHN STREET <br />SUMMARY <br />Tract 8326 creates 11 single-family lots and one common area lot on three contiguous <br />Tots, totaling approximately 31,798 square feet as shown on Attachment 1. The project <br />site is located at 536 and 550 St. John Street and the vacant, non -addressed lot east of <br />536 St. John Street. Staff has reviewed the Final Map, Improvement Plans, and <br />Subdivision Agreement and has found them to be in substantial conformance with the <br />approved Vesting Tentative Map. All improvements necessary to serve this tract will be <br />installed and constructed with Tract 8326. <br />RECOMMENDATION <br />1. Approve the Final Map, Improvement Plans, and Subdivision Agreement for Tract <br />8326. <br />2. Accept all street rights of way and easements offered for dedication on the Final <br />Map. <br />3. Authorize the City Manager to execute the Subdivision Agreement. <br />FINANCIAL STATEMENT <br />The proposed development will have a negligible financial impact on the City. Revenue <br />from taxes and development fees generally covers the increased cost to provide <br />services and maintain infrastructure. The developer, KN ST. JOHN LP, is responsible <br />for the cost of constructing the public improvements necessary to serve Tract 8326. <br />
