THE CITY OF Q <br /> CITY COUNCIL AGENDA REPORT 8 <br /> pLEASANTON. <br /> May 3, 2016 <br /> Engineering <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS, AND <br /> SUBDIVISION AGREEMENT FOR TRACT 7968 LOCATED AT 4171 <br /> AND 4189 STANLEY BOULEVARD <br /> SUMMARY <br /> Tract 7968 creates 13 single-family home lots on an approximately 1.2-acre site. The <br /> property is located at 4171 and 4189 Stanley Boulevard as shown on Attachment 1. Staff <br /> has reviewed the Final Map, Improvement Plans and Subdivision Agreement, and has <br /> found them to be in substantial conformance with the approved Vesting Tentative Map. <br /> All improvements necessary for this tract will be installed and constructed with Tract 7968. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On July 11, 2012, the Planning Commission approved an application by DiDonato <br /> Builders, Inc. for Vesting Tentative Map 7968 to subdivide an approximately 1.2-acre site, <br /> located at 4171 and 4189 Stanley Boulevard, into 13 single-family home lots consistent <br /> with the PUD development plan for this site. <br /> RECOMMENDATION <br /> 1. Approve the Final Map, Improvement Plans, and Subdivision Agreement for Tract <br /> 7968. <br /> 2. Authorize the City Manager to execute the Subdivision Agreement. <br /> 3. Accept all easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> The proposed development will have a negligible financial impact on the City. Revenue <br /> from taxes and development fees generally covers the increased cost to provide services <br /> and maintain infrastructure. The developer, Kontech USA, Inc,. is responsible for the cost <br /> of constructing the public improvements related to Tract 7968. <br />
