6 <br /> THE CITY OF <br /> CITY COUNCIL AGENDA REPORT <br /> PL£ASANTONe <br /> October 20, 2015 <br /> Engineering <br /> Private Development Division <br /> TITLE: ACCEPT PUBLIC IMPROVEMENTS BY PONDEROSA HOMES FOR TRACT <br /> 8103 (IRONWOOD ACTIVE ADULT COMMUNITY) <br /> SUMMARY <br /> PUD-74 and Vesting Tentative Map 8004 provided for the creation of 110 single-family <br /> detached tract homes on a 23-acre site located to the east of the Ironwood Development. <br /> The project and mapping was completed in phases. The construction of the first three <br /> phases; Tracts 8004, 8023, and 8064, was completed and the public improvements were <br /> accepted by prior City Council action. <br /> The final phase of the development, Tract 8103, consisted of thirty-five single-family <br /> detached homes and associated subdivision improvement; streets, utilities, etc. The <br /> project developer has constructed the subdivision improvements in conformance with the <br /> approved improvement plans. All subdivision improvements have been inspected and the <br /> City Engineer is recommending that City Council accept them as complete. <br /> RECOMMENDATION <br /> 1. Accept all public improvements constructed with Tract 8103. <br /> 2. Authorize the City Clerk to file a Notice of Completion. <br /> FINANCIAL STATEMENT <br /> Acceptance of the public water and sewer facilities will have a negligible financial impact <br /> on the City. Revenue from taxes and fees will cover any increased cost to provide <br /> services and maintain infrastructure. <br />
