6 <br /> THE CITY OF <br /> { - CITY COUNCIL AGENDA REPORT <br /> pL£ASANTONo <br /> June 21, 2011 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVE FINAL MAP, IMPROVEMENT PLANS AND SUBDIVISION <br /> AGREEMENT FOR TRACT 8064 (IRONWOOD) <br /> SUMMARY <br /> Tract 8064 creates 32 single-family detached residential lots; this is the third phase of <br /> Ponderosa Homes' Ironwood Active Adult development. The property is located on the <br /> north side of the City Operations Services Center. Staff has reviewed the Final Map, <br /> Improvement Plans and agreements, and has found them to be in substantial <br /> conformance with the approved Tentative Map. All improvements necessary for this <br /> tract will be installed with Tract 8064. <br /> RECOMMENDATION <br /> 1. Approve the Final Map and Improvement Plans for Tract 8064, Ironwood. <br /> 2. Authorize the City Manager to execute the Subdivision Agreement. <br /> 3. Accept all easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> The developer is responsible for the installation cost of all utilities. Due to the additional <br /> public utilities, there will be a slight increase in City operating expense to maintain the <br /> utilities. <br />
