PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-25 <br />RESOLUTION DELETING THE REQUIREMENT FOR SHARED PARKING FROM <br />THE APPROVAL OF CASE PDR-121, THE APPLICATION OF CABBIE WEVILL <br />WHEREAS, at its meeting of March 13, 2002, the Planning Commission approved the <br />demolition of the existing one-story house and approve the construction of a two- <br />story office building at 240 Spring Street; and <br />WHEREAS, at its meeting of April 2, 2002, the City Council approved an in-lieu parking <br />agreement for 240 Spring Street, determined that the requirements for reciprocal <br />shared-private pazking should be deleted, and referred the matter back to the <br />Planning Commission; and <br />WHEREAS, zoning for the property is C-C (Central Commercial), Downtown Revitalization, <br />and Core Area Overlay District; and <br />WHEREAS, at its duly noticed public hearing of Apri124, 2002, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City Council and City staff concerning this application; and <br />WHEREAS, the proposed modification is considered a minor land use modification and, <br />therefore, is exempt from the requirements of the California Environmental <br />Quality Act (CEQA); and <br />WHEREAS, the Planning Commission determined that the proposed modification to the <br />previously approved PUD Development Plan is consistent with the Bernal <br />Avenue Specific Plan and the City of Pleasanton General Plan; and <br />WHEREAS, the Planning Commission determined that the mandatory shared-private parking <br />easement requirements for 240 Spring Street should be deleted because the <br />neighbors do not want reciprocal parking agreements, the azea under consideration <br />is too small to require reciprocal pazking, and the reciprocal parking easements <br />may create enforcement problems for the property owners. <br />
