PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-18 <br />RESOLUTION APPROVING THE APPLICATION OF CABBIE WEVILL FOR <br />DESIGN REVIEW APPROVAL, AS FILED UNDER CASE PDR-121 <br />WHEREAS, Carrie Wevill has applied for design review to allow the demolition of an <br />approximately 1,155-square-foot, one-story house of secondary historic significance <br />in the Downtown Specific Plan and to allow construction of an approximately <br />2,255-square-foot, two-story office building located at 240 Spring Street; and <br />WHEREAS, zoning for the property is C-C (Central Commercial), Downtown Revitalization, <br />Core Area Overlay District; and <br />WHEREAS, at its duly noticed public heazing of March 13, 2002, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed demolition of the structure would not be inappropriate or <br />inconsistent with the purposes of Chapter 18.74 of the Pleasanton <br />Municipal Code. <br />The demolition and building project would be consistent with the General <br />Plan land use and zoning designations for the site. Due to existing damage <br />to the building, replacing the building should not hinder property values in <br />the neighborhood as long as the replacement building is designed in a <br />manner substantially similar to the existing building. The proposed office <br />building design is substantially similar to that of the residence to be <br />demolished, and the applicants will be applying for in lieu parking, as <br />required by the Pleasanton Municipal Code. <br />
