The proposed demolition would not have an adverse effect on adjoining <br />property, or on the built context. <br />The proposed demolition is requested by the applicants due to significant <br />structural damage to the residence which cannot be repaired in a <br />financially feasible manner. Thus, the demolition and replacement would <br />result in increased property values and functionality, a benefit for <br />adjoining property. If the new building is designed as conditioned and the <br />in lieu fees for the project are paid and utilized, the demolition would not <br />impact adjoining properties because the replacement building would be of <br />similar scale for the area. <br />3. The proposed future use and design of the property would not be <br />inconsistent with the Chapter or the adopted guidelines. <br />As conditioned, the new design is consistent with the Chapter and the <br />adopted guidelines because it is properly scaled, incorporates design <br />elements in the exterior design, and is similaz to the design of the existing <br />residence and surrounding structures. <br />WHEREAS, the Planning Commission determined that the proposed project conforms to the <br />purposes of the Downtown Revitalization District and that a Certificate of <br />Appropriates for demolition of the existing building can be issued; and <br />WHEREAS, the Planning Commission determined that the proposed building is well designed <br />and substantially similar in design and materials to the existing building, and, <br />therefore, appropriate for the site. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PDR-172, the application of Came Wevill for design review <br />approval to allow the demolition of an approximately 1,155-square-foot, one-story <br />house of secondary historic significance in the Downtown Specific Plan and to <br />allow construction of an approximately 2,255-squaze-foot, two-story office building <br />located at 240 Spring Street, subject to the conditions shown in Exhibit "B," <br />attached hereto and made part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
