PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-16 <br />RESOLUTION APPROVING THE APPLICATION OF BRENDA DRONKERS <br />(PUMP IT UP) FOR CONDITIONAL USE PERMIT APPROVAL, AS FILED <br />UNDER CASE PCUP-45 <br />WHEREAS, Brenda Dronkers (Pump It Up) has applied for a conditional use permit to <br />operate a children's activity within an existing industrial building located <br />at 470 Boulder Court; and <br />WHEREAS, zoning for the property is I-G-40 (General Industrial) District; and <br />WHEREAS, at its duly noticed public hearing of February 27, 2002, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of <br />the California Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br />The proposed use, defined as a recreational facility, is similar in nature to <br />other recreational facilities, located in close proximity in the Valley <br />Business Park. The proposed facility is not open to the public on a drop-in <br />basis and would be conducted within an existing building. To ensure a <br />harmonious and workable relationship with other tenants in the proximity, <br />the applicant proposes to provide sufficient on-site pazking for parents <br />attending its events and employees of the facility. The applicant proposes <br />restrict rules and adequate supervising and monitoring to ensure children's <br />safety. <br />2. The proposed location of the conditional use and the conditions <br />under which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfare, or materially <br />injurious to the properties or improvements in the vicinity. <br />Approximately 33 on-site pazking spaces at this location would be <br />available for the proposed use, with use generating an anticipated demand <br />of 22 cars.
