THE CITY OF <br /> CITY COUNCIL AGENDA REPORT <br /> pL£ASANTONo <br /> March 2, 2010 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVAL OF THE FINAL MAP, AND SUBDIVISION AGREEMENT <br /> FOR TRACT 8023 (VILLAGE AT IRONWOOD -PHASE II) <br /> SUMMARY <br /> Tract 8023 creates 40 single family detached residential lots and is the second phase of <br /> the Vesting Tentative Map, Tract 8004, Ironwood Active Adult. The property is located <br /> on the north side of the City Operations Services Center. This tract is a subdivision of <br /> three large parcels of Tract 8004 lots 4, 6, and 7. Staff has reviewed the Final Map <br /> and has found it to be in substantial conformance with the approved Tentative Map. All <br /> improvements necessary for this tract will be installed with Tract 8004. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On April 15, 2009, the Planning Commission approved an application from Ponderosa <br /> Homes for a Vesting Tentative Map to subdivide an approximately 23.1 -acre site <br /> located on Reimers Drive. The application called for the site to be divided into <br /> 110 single family home lots, plus four common area parcels, consistent with the PUD <br /> development plan for this site. <br /> RECOMMENDATION <br /> 1. Approve the Final Map for Tract 8023, Ironwood. <br /> 2. Authorize the City Manager to execute the Subdivision Agreement. <br /> 3. Accept all easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> Approval of this final map will not result in an annual increase in the operating budget <br /> because all the public utilities serving these lots were part of Tract 8004, Phase 1 of this <br /> project. <br />
