PLANNiNG COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2001-22 <br /> <br />RESOLUTION RECOMMENDiNG APPROVAL OF THE APPLICATION OF <br />CENTEX HOMES FOR PUD DEVELOPMENT PLAN APPROVAL, AS <br />FILED UNDER CASE PUD-05 <br /> <br />WHEREAS, <br /> <br />Centex Homes has applied for PUD Development Plan approval to allow <br />the construction of 19 single-family detached homes within a 14.9-acre <br />"low density residential" portion of the site, up to four second units <br />constructed above detached garages on one model, relocation of the <br />caretaker unit to the "open space'-designated area of the Berlogar lot, and <br />creation of the "hillside residential" regulations for the Chrisman and <br />Berlogar existing homesites located at 1944 and 2190 Vineyard Avenue; <br />and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) District; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearings of April 11, 2001 and May 9, 2001, the <br />Planning Commission considered all public testimony, relevant exhibits, <br />and recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the property is covered by the Environmental Impact Report prepared for <br /> the Vineyard Avenue Corridor Specific Plan; and <br /> <br />WHEREAS, the Planning Commission made the following PUD findings: <br /> <br />The plan is in the best interests of the public health, safety, and <br />general welfare. <br /> <br />The project is one of the key providers of the infrastructure serving the <br />entire Vineyard Corridor. Facilities will be installed which meet the <br />Specific Plan and Financing Program requiremems. The project includes <br />landscaping design elements which minimize dangers related to grass <br />fires. The project has also been subject to careful geotechnical review to <br />ensure that the proposed grading, slopes, and drainage meet City safety <br />standards. <br /> <br />The proposed development plan is consistent with the Pleasanton <br />General Plan and the Vineyard Avenue Corridor Specific Plan. <br /> <br /> <br />
