PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2001-16 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A NEGATIVE DECLARATION <br />FOR THE APPLICATION OF CLAY AND SCHELLY FRADES, AS FILED UNDER <br />CASE PUD-03 <br /> <br />WHEREAS, <br /> <br />Clay and Schelly Frades has applied for PUD Development Plan approval to <br />subdivide an existing 77.5 acre parcel located at 4120 Foothill Road into three <br />parcels measuring approximately 61.16 acres, 11.22 acres, and 5.09 acres. The <br />61.165 acre parcel would contain an existing single-family dwelling with detached <br />garage, two existing secondary units, and two existing storage barns. On the 11.22 <br />acre parcel, a future home would be developed with a maximum size of 6,500 <br />square feet. On the 5.09 acre parcel, a new 4,680 square foot, two-story home is <br />proposed; and <br /> <br />WHEREAS, <br /> <br />WHEREAS, <br /> <br />zoning for the property is Unincorporated - Alameda County zoning designation of <br />A (Agriculture) District. The property is prezoned PUD (Planned Unit <br />Development) - A (Agriculture) and PUD-RDR (Rural Density Residential) zoning <br />districts and West Foothill Road Corridor Overlay District ~ WFRCOD) District; and <br /> <br />at its meeting of April 11, 2001, the Planning Commission received a proposed <br />negative declaration prepared for the project; and <br /> <br />WHEREAS, the public was given the opportunity to comment on the environmental impacts of <br /> the proposal; and <br /> <br />WHEREAS, <br /> <br />the Planning Commission has reviewed the potential impacts in accordance with the <br />applicable state and local guidelines goveming the preparation of Negative <br />Declarations; and <br /> <br />WHEREAS, the Planning Commission finds that approval of the proposed project would not <br /> have any significant adverse effects on the environment. <br /> <br /> <br />
